At our second (annual?) Education Forum, meet the principals for four local schools: St. Alphonsus, Agassiz, Burley, and Lakeview HS.

There will be short presentations and lots of time for Q&A.

October Meeting Agenda

  1. Zoning  change: 2930 Lincoln to build a 3-unit condo building

Zoning background:

3045 Ashland – Zoning Change: currently zoned B-3-2. This a small non-conforming lot measuring 24’x107′ versus a standard lot of 25’x125′. Under the current zoning, a 3-story building with commercial on the ground level and 2 units above can be built. The developer is requesting a zoning change to B2-3 which will eliminate the ground commercial requirement and allow for 3 dwelling units. The developer is proposing a 4-story building with a 47ft. height, with 3 residential units (duplex, simplex and simplex).

This will be a voting issue and the results will be forwarded to Alderman Waguespack for his final decision.

Historical Note: The short lot is a result of the widening of Ashland Ave. in the late 1920’s. In all, 20 miles of Ashland were widened. To accomplish the widening, the City of Chicago took 17ft. from the property owners on each side of the street. Our
Lady of Lourdes Church at Leland(4700 N.) & Ashland stood within the 17ft. buffer zone. The City gave the Church the option to have 10 feet cut from the edifice or relocate the Church across the street and maintain its current size. The Church
chose the relocation and in the summer of 1929, the Church was cut in half, placed on stilts and moved across the street to its’ current location.

2930 Lincoln – Zoning Change: currently zoned B-3-2. This is also a non-conforming, short lot measuring 24’x115′ versus a standard lot of 25’x125′. Under the current zoning, a 3-story building with commercial on the ground level and 2 units above can be built. The owner/developer is requesting a zoning change to B3-3 to increase the density. The B3-3 zoning will allow for 1st floor commercial and 3 residential units above. This will be a voting issue and the results will be forwarded to Alderman Waguespack for his final decision.

  • Zoning issue. This will be a membership voting issue.3130 LINCOLN / LeMAY AUTO PARTS – ZONING CHANGE REQUESTOwner is requesting a zoning upgrade from B-1 to B-3.

    Follow this scenario for this one-story stand-alone building.

    The owner of Lemay Auto Parts located on 2600 Halsted sells that building and in a separate transaction the LeMay Auto Parts business to a New Owner.

    Former LeMay Owner purchases 3130 Lincoln and has the New Owner move the LeMay Auto Parts business into 3130 Lincoln.

    After moving in, the Former LeMay Owner (owner of 3130 Lincoln) and his attorney are informed or realize that the B-1 zoning at 3130 Lincoln does not allow for an auto parts store.

    The attorney applies for an upgrade in zoning to B-3. Lemay Auto Parts is currently open and operating while waiting for the zoning change.

    The major issue, there are many businesses allowed under B-3, such as an Amusement arcade or dry cleaning plant, that are not allowed under the current B-1.

Goodbye to the Number 11

The No. 11 Lincoln bus pilot has come to the end of the line.

The CTA plans to inform the transit agency’s board Wednesday that as of Sept. 1 it’s pulling the plug on a pilot of the Western-to-Fullerton leg of the route, which was axed in 2012 and revived in June 2016 on a trial basis.
